Does it create work orders in my PMS?
No — Betterbot works as a standalone AI maintenance coordinator: intake, emergency triage, escalation, and tracking live in Betterbot, and your team keeps its existing PMS work-order process.
What counts as an emergency?
Water leaks and flooding, gas leaks, no heat or AC in extreme weather, no electricity, broken locks and security issues, fire hazards, sewage backups. Everything else is treated as routine. A property that wants every request paged out can switch that on.
What if the AI opens a ticket it shouldn't have?
Your team can flag it. The escalations stop, the technician is told to disregard it, and the ticket stays on file with the reason, so nothing is quietly deleted.
What languages are supported?
Notifications to residents, technicians, and escalation contacts go out in English or Spanish, following each person's language preference — including the automated phone calls.
Who gets paged, and how often?
Your per-weekday on-call rota, then your escalation contacts if there's no acknowledgment. Frequency and attempt limits are configurable — the default is every ten minutes.
